While no public meetings have yet been scheduled, the Village of Larchmont says community members will have the opportunity to provide input both to the Village Board and the Planning Board about a proposed condominium building in the downtown area.
Rye -based developer Elk Homes wants to build a 26-unit luxury condominium residence at 108-114 Chatsworth and 65 Wendt Avenues in the heart of the Village of Larchmont.
Centro Larchmont would occupy the site of vacant retail spaces, formerly a food market and flower shop, which are slated for demolition.
Elk says the development would include 23 market rate and 3 affordable condominium residences ranging in size from 900 square feet to 3,500 square feet. Elk says Centro Larchmont will feature an elegant lobby entrance and will include 5,000 square feet of modern retail space along Chatsworth Avenue.
Elk Homes came before the Larchmont Board earlier this month.
“Their proposal includes a 26-unit residential building, with 5,000 sq feet of retail space on the first floor. In addition, Elk Homes is proposing to build a parking deck for the Village, that will add 27 much needed public parking spaces to our downtown, as well as a pedestrian passageway connecting the Wendt lot with Chatsworth Avenue,” according to the Village website.
In comments posted by readers of our original story, residents are clearly mixed in their opinions.
“Ruination of this lovely town,” writes one resident. “This is great, it will make downtown Larchmont nicer,” writes another.
“This project has many anticipated benefits, the Village says, “such as increased tax revenue for both the School District and the Village, increased commerce in our business district, a new alternative for empty nesters who want to downsize and increased public parking. The school and traffic studies performed by Kimley-Horn show a minimal impact on our infrastructure and school district.”
The following documents were presented to the Board of Trustees by Elk Chatsworth LP at the Board of Trustees Meeting held on April 15, 2019.
Let’s make this really great for our Village (including the local residents. businesses and developer). A project this signifcant needs to highlight the public benefit of street-level green space and significant parking for bicycles. Let’s give the bicyclists (by way of our bike lanes) a place to comfortably park, and enjoy the stores, restaurants and Village.
Have you considered the impact on the elementary schools that are already maxed out AND the impact of the additional parking congestion for the residents that live on Wendt Ave?
I am not opposed to redeveloping this area but not as many units — it will make an already crowded school system harder on the families who live here.
Also – the retail space below MUST have to pedestrian open space with plantings / benches so it is more like a plaza that people can enjoy. Retail space stays vacant in this part of town.
I love this idea! This will revitalize downtown Larchmont.
It should be required that all new construction of this ilk have a green roof.
I actually like the “idea”‘ of this – can add a liveliness to a spot that’s now barren. My issue is with the fact that this design is so generic — like a mcmansion of condos. Yet another building that’s put up without much thought to the design.
