Despite the developer's announcement it would preserve the home at the center of a local development controversy, Preserve Larchmont says that is not the case.

The directors of Preserve Larchmont say they have reached an agreement with the property owner at 40 Ocean Avenue that will save the historic house in Larchmont Manor known as “The Orchard.”
If granted, the developer could move forward with its project to demolish the home at 40 Ocean Ave. and subdivide the 1.57-acre property to build four new homes.
The three year fight over the stately late 19th Century home seems to be coming to head as owner Bobby Ben-Simon formally applies for a demolition permit in preparation for the construction of four multi-million dollars homes on the 1.6 acre lot.
