Larchmont Condo Owners Oppose Plan to Create More Parking on Street

President of the Carlton House Board Fred Cuccia, Esq. has provided the condominium building’s position on the proposed new parking plan on New Jefferson Street in Larchmont.

The Town of Mamaroneck has proposed the project, in part, because of the anticipated parking needs of new residents in  The Cambium luxury condominium project.

We oppose the proposed plan to add a third parking lane on the south side of New Jefferson Street, requiring the removal of the existing center median, removal of the existing 15 mature trees, and construction of a new median closer to 21 N. Chatsworth. 

This will result in three rows of parked cars – two on the southbound lane and one on the northbound lane. This will create a virtual parking lot on a heavily trafficked street used by cars and large tractor trailers.

All this to achieve the stated goal of adding 23 parking spaces. Most importantly, we believe that there is no need for additional parking and that the plan will create safety issues as well as being unsightly and unnecessary.

If this is being done in any way to accommodate the residents of the Cambium because of inadequate parking, we did not create that problem and should not be made to suffer the consequences.

Cuccia says he has been told by board presidents at neighboring residential buildings at both 21 and 16 N. Chatsworth Avenue that they oppose the plan as well.

A Public Hearing on the proposal is scheduled for May 27 at 8:00 pm.

I still don’t understand how the Cambium got approved without enough parking spots. How’d that slip through the cracks? We aren’t New Rochelle and shouldn’t use their models.

I went to the meeting of the New Jefferson parking lot mess.
35 N. Chatsworth and 21 N. Chatsworth had an attorney representing them and suggested alternate suggestions for where cars could park. MADISON – take the meters down.

And they suggested parking on the
Old Jefferson street – which I never knew existed.
I always thought 16 N. Chatsworth just had a super large driveway
because they are such a large building.

I looked and 10 SUV’s could easily park on Old Jefferson.

Of course, at the mention of putting cars there to park, residents of 16 N. Chatsworth didn’t like it and spoke out.

I had planned to attend the meeting, but had a conflict. I’m glad the apartments had counsel present. This could very easily lead to litigation. I am very suspicious of the circumstances under which this proposal came up. It should be rejected summarily for many reasons.

I am very much in favor of increasing the parking around 21,14, 17 North Chatsworth Avenue . These buildings were built before 2 car families occupied them . The parking situation needs help .
The biggest obstacle I face as a realtor in selling these properties is the fear potential new buyers have about finding parking .
I also use New Jefferson street often on my way to New York Sports Club . Parking around NYSC is already a nightmare . I am concerned that after the completion of the Cambium, many more will use our already limited street parking . And that will bottleneck all the way to New Jefferson .
Any new spaces will be a positive movement in solving a problem .

they’re chopping down 15 nice large trees for a NET of 19 unneeded spots on a busy street where the doors will open up on a narrow st, unlike towards the sidewalk as it today, Stupid stupid stupid. Dont ya really think? Read the plans please, then decide.

With all due respect, the taxpayers and residents of this town should not be funding, or tolerating, modifications of already busy streets so you can sell condos easier. It is my understanding that these (existing) condos (or coops or whatever they are) sell pretty easily. If a private building, such as the Cambium (or the existing ones for that matter) needs parking for its residents, it should fund and provide that parking on its own property – or it should not be built at all.

I certainly support opposition to this ridiculous plan, as I said on a previous comment, and for all the reasons stated by Mr. Cuccia and others. The Town can’t even manage to keep the existing road and surrounds in decent condition. Let’s focus on that, and let the Cambium deal with (and pay for) their own problems, which they created (and which are already bad enough for the rest of us).

The TOM is wrong to narrow the street as much as they plan. It will be way way too dangerous. And parked cars would have to open their doors towards the traffic dont forget. NOT on the sidewalk side like it is today with the 2 parking lanes. Stand up everyone against this pollution of the neighborhood. And seriosly those 15 trees theyre going to cut down? NUTZ
